FTSE Index Weightings and the Universe

On an annual basis, FTSE reviews the main underlying drivers of the index construction to ensure they are kept in line with movements and changes in the property market. A crucial aspect of these is understanding the size of the UK commercial property market and the relative weightings of the main sectors within it and subsequently ensuring that the FTSE UK Commercial Property Index is aligned with these figures.

Universe Size

With information and data drawn from a number of different sources, FTSE is able to estimate that the total value of the UK commercial property universe is £597 billion as at the end of December 2011, of which some 49% is considered investable.

Sector Weightings

The index recognises that the various aspects of the commercial property market are not homogenous and it is in fact divided up into various sectors. For the purpose of the indices, these are divided in to the following:

Retail Sector

  • Shops
  • Shopping Centres
  • Retail Warehouses

 

Office Sector

  • Central London Offices
  • Regional Offices

 

Industrial Sector

  • Standard Industrial Properties
  • Distribution Warehouse Properties

 

As at 31st December 2011 and announced on 31st March 2012, the target headline sectors for 2012 are:
